Costs of purchase

What are the effective costs of the estate?

With our company there are no hidden charges. From the very first we lay open the costs for the purchase till the complete transfer of the ownership. This transparency prevents from unpleasant surprises in future which would becloud your pleasure in the newly purchased estate.

Beside the selling price there are a set of further charges to be paid. These are divided in three sections:

Tax on purchase of real estate
This cost-section personates the biggest portion. The tax on purchase amounts 5% at the moment.

Brokerage fee
Our commission has to be paid by the purchaser and is subdivided as follows:

At a selling price under 50.000€ a fee of 1.500€. Added to this is the Croatian VAT (PDV) amounting to 22%. All included the charge adds up to 1.830€.

At a selling price over 50.000€ a fee of 3%. Added to this is the Croatian VAT (PDV) amounting to 22%. All included the charge adds up to 3,66%.

Registration and court fees
Fees for the notary, permission from Zagreb, land register inscription, preceding verification of the land register as soon as all further administrative fees amount to 1% - 1,5% of the selling price depending on the complexity of the process.
