The possibility to purchase real estate in Croatia is based on a treaty between the country of Croatia and the purchaser’s country of origin.
Plain-talking this means that for example English and United States citizens can purchase real estate in Croatia because it is England and the USA are also giving Croatian citizens the possibility to do so. This also is true for citizens of the Netherlands, Belgium and Ireland.
However a permission from the Croatian Ministry of Justice is needed, which takes at least one year, in some cases even longer.
Common practise is to pay the full price. After this, a remark is written into the land charge register. The primary owner stays written in the land register, till the permission from the Croatian Ministry is given. But he can not sell the land, or do anything else, because the land charge register is locked by the remark which was signed in.
For those who do not want to wait that long or which are not allowed to purchase real estate in Croatia an alternative is to found a company in Croatia. After this all kind of objects, also agricultural land, can be directly purchased by the company.
